How early should I contact a contractor?

Should I have plans before requesting an estimate?

Concept drawings or a clearly written scope improve estimate accuracy. For structural changes, additions or major layout work, professional plans may be required before a dependable construction price can be prepared.

Can I live in my home during construction?

Sometimes. It depends on the number of rooms affected, access to bathrooms and kitchens, utility shutdowns, dust sensitivity, pets and household needs. Discuss the daily impact before work begins.

Why are allowances used?

Allowances are placeholders for products or work that cannot yet be priced exactly. They should clearly identify what is included and how overages or credits will be handled.

How much contingency should I plan?

The appropriate contingency depends on the age of the home, project complexity and how much can be inspected before construction. Older homes and projects involving concealed systems generally carry more uncertainty.

What causes remodeling delays?

Common causes include incomplete selections, permit review, hidden conditions, product lead times, inspection corrections, design changes and work added after construction begins.

What should be included in a contract?

A remodeling contract should clearly describe scope, price, payment schedule, exclusions, change-order procedures, schedule assumptions, insurance, warranty and responsibilities of both parties.

How should change orders be approved?

Changes should normally be described, priced and approved in writing before the additional work begins. The document should also state any effect on the schedule.

Do all remodels require permits?

How do I compare contractor estimates?

Compare scope, allowances, exclusions, schedule, supervision, payment terms and change-order procedures—not only the total price.

When should materials be selected?
